Rooftop Waterproofing

The rooftop of this building in Mosman was causing water leaks into the units below. The old bitumen membrane was replaced with a like for like system. The existing rooftop had little to no falls to drainage. The rooftop would pond up to 70mm of water in some areas. The biggest part of the project was installation of screed to correct falls to drainage on the rooftop.
Following the removal of the existing membrane reinforcement bars were identified closed to the slab surface, requiring a variation for remediation and treatment of the corroded steel reinforcement bars. This is due to poor workmanship at the time of construction with inadequate cover to the reinforcement bars placed in the concrete – given the buildings location it would be expected to be at least 50mm within the cover to provide protection against the elements and stop corrosion.
We are continuing to work this strata committee to remediate the small lower roof above the laundry with a new waterproofing membrane. And a large-scale remediation project on the building to replace all building windows and doors. Both projects are currently in their tender stages.
