Extensive Facade Remediation

The building façade remediation on the building in Milsons Point commenced due to discolouration of the paint and staining on the façade render. With the intention to repair sections of drummy and delaminating façade render and repaint the building.
Upon commencement of the works it was quickly identified that there were more defects hiding within the walls than was initially observed. With scaffold access to the façade and further intrusive investigations it was identified that the cavity flashing was incorrectly installed, bathrooms were leaking into the external building walls and areas of concrete spalling was identified where the reinforcement was not buried within the concrete slabs hidden in the wall cavity.
The scope of works was quickly revised. The client meeting called to inform the stakeholders of the additional defects encountered onsite. The scope of remediation works had to be drastically altered to defective the defects found hidden within the building external façade walls. Scope revision included adoption of new remediation methodology and requirements and change in materials to better suite to site conditions due to the revised scope of remediation action required onsite.
Hidden defects are often found in our work on existing building. More so it is the poor and incorrect workmanship of previous contractors that are often uncovered during the remediation works, which result in variations. It is not always possible to assume or expect poor or incorrect workmanship before commencing a project, and therefore need to be often dealt with if and when they arise while project managing remediation works. Through stakeholder management and engagement variations can be understood with cause and reason to ensure the correct remediation pathway is then followed to achieve the best outcome.
